Here’s your dilemma: You have a son or daughter attending Embry Riddle Aeronautical University in Prescott, Arizona. Housing on campus is NOT cheap, and unless you are willing to find someone to rent to quite a few college students at once, rent is not cheap either. In fact, the rental market in Prescott, Arizona is a tough one, and anything (and I mean anything livable) under $1000 that happens to have decent amenities is very, very hard to come by.
What to do?
I have represented many parents who have made the decision to buy a home for their child, children, or child and roommates to live in while they are going to school at ERAU. The benefits of this frequently outweigh any negatives.
Case in point: A father I represented bought a foreclosed home in Granville, about 15 minutes from ERAU, for his two children. The price was $195,000. Three years later, he sold the house for $245,000 cash. Even better, he had used an FHA loan with his son as the primary borrower. This not only helped his son establish a credit history, he was able to buy the home with just 3% down.
This ended up being a great investment for him. He actually MADE money on his son and daughter’s housing.
And, as he said, even if he had ended up breaking even, it was still a win for him.
It’s true that the deals of the Great Recession have ended for the most part. However, Prescott’s growth forecast is good and it remains a highly desirable location. Housing under $200,000 can still be found in the north Prescott Valley neighborhoods of Viewpoint and Granville. They can also be found in neighborhoods around Embry Riddle, including Vista Del Lago and Vista Verde Estates, to name a few.

Starter Homes on Prescott Valley’s North Side
The north end of Prescott Valley has starter homes on acreage and is a nice, central location for young families.
Newer homes in Prescott Valley under $300,000
Prescott Valley is booming and has many great neighborhoods to choose from. For those people wanting newer homes, there are some really nice choices under $300,000.
Homes in Stoneridge under $350,000
If you want a Prescott Lifestyle community, but can’t afford one, Stoneridge is a great community on the far west side of Prescott Valley is a practical and beautiful alternative.
Here is what we really like about it:
1. It is in Prescott Valley, but it doesn’t feel like Prescott Valley because the subdivision is set back into the hills. It is accessed off of Highway 69 on Stoneridge Drive, which winds over a creek, through high desert and through the Stoneridge Golf Course.
2. It is full of modern, well-designed homes and has a welcoming community feel. Many of these have some views to the east and some have GREAT views to the east.
3. There are miles and miles of paved walking paths, seven parks and very close proximity to the State and National lands for hiking, etc.
4. There is a great clubhouse, a pro shop, a community center with a fitness center and an indoor-outdoor pool.
5. The HOA dues are only $50.00 per month and include trash pick up.
6. It’s has a challenging and fun golf course. Golf memberships are affordable.
7. It’s really close to shopping (Sam’s Club, Sprouts, TJ Maxx, etc.)
8. It’s close to our favorite city: Prescott!
