Here’s what’s going on:
We have 900 homes on market in the entire Prescott MLS, down from 1400 in July. It’s a tight market. With 350 homes sold in January, there is just 2.5 months of inventory to sell. Homes are staying on market just 81 days on average – with the best homes (using the best Realtors) selling very fast and for very close to full price.
Buyers, what can you expect? Well, expect to pay $30,000 to $40,000 more for the same home than you did last year at this time. The median price for ALL of the Prescott area is $280,000, but it’s $380,000 in Prescott itself. If you want to spend $400,000 or less, you will struggle a bit.
However, there IS good news: New listings are UP for January for the first time in 5 months, and are up 18% over last January. We wrote 12% more offers than last January, too. Since listings usually increase in the months of March through May, buyers do have something to hope for.
